Plot 4A is the first phase of Lendlease and Birmingham City Council’s wider transformation of Smithfield, a 17 hectare regeneration in Birmingham City Centre set to deliver over 3,000 homes and around 9,000 jobs.
The building will provide circa 380 Build to Rent homes alongside retail and leisure uses, setting a new benchmark for high quality city living. A shimmering pleated metal façade at street level adds texture and references the city’s jewellery making heritage, while careful integration of servicing supports the surrounding market buildings and sustains Smithfield’s historic trading culture.
The 37,853 sq ft development forms the longest elevation to Manor Square and provides apartments above a vibrant ground floor destination focused on health and wellbeing. A rooftop pavilion includes a sunset lounge, communal dining, events space and workspaces, complemented by a rooftop garden. Ground floor amenities include a gym and pet and bike washing facilities, encouraging a strong sense of community.
