
Leigham Court Road bridges the character of Streatham High Street from the town centre to its residential surroundings. A new community and commercial building will form an active frontage and act as a gateway to three new residential buildings set within generous shared landscaping. The redevelopment will provide 92 new build to rent homes, half of which will be designated as affordable housing.
Part of the site lies within a conservation area behindgrand 19th century villas on land that historically formed their extensive formal gardens. Inspired by this context, the design creates a journey ofgradual discovery, evoking the sense of a secret garden and opening into an unexpected retreat with buildings nestled amongst greenery. Entrances and open spaces are arranged to promote neighbourliness and a strong sense of place. Richand varied brick tones, pastel coloured detailing and metalwork echo the textures and colours of English walled gardens.
The homes range from one bed apartments to family sized homes offered at social rent. Amenities such as a co-working lounge, laundry, and shared social spaces are incorporated to support supporting a diverse andsustainable community. A sequence of green spaces, garden streets and asouth-facing roof terrace encourage interaction and foster a sense of community and wellbeing amongst residents.
Leigham Court Road unlocks the potential of a forgotten and fragmented site in Streatham and enables the sustainable densification of this well-connected location, transforming it into a welcoming new place to live.
