Barking Riverside is a major regeneration of brownfield landon the banks of the River Thames, set to deliver 20,000 homes, with over 2,000already completed.
The Sub Framework Plan for Stage 3 North establishes adetailed design code for the next phase of the masterplan, building on the existing context and defining a distinct identity for this new district. The neighbourhood will deliver over 1,000 homes, approximately 35% of which will beaffordable, alongside non-residential uses and generous areas of open space. With an established built context to respond to, the Plan creates a coherent identity underpinned by sustainability and placemaking.
A clear radial geometry is reinforced by two intersecting axes linking The Circus and Crown Crescent. Each segment is conceived as its own village, with a distinct character expressed through varied streets, landscapes and architecture. This scale allows residents to know their neighbours and fosters a sense of belonging, community identity and ownership.
The topography of the site, with nearly five metres of level change, is reminiscent of historic hillside towns. This informs the placement of streets and buildings, framing views and unfolding a rich and memorable public realm.
At the heart of the plan are three core principles: nature, a changing climate and strong community, supporting the creation of a thriving new neighbourhood within Barking Riverside’s long term transformation.
