
Working with Dolphin Living, the project reimagines this 1950s estate in Ealing, retaining much of its original character while delivering a substantial number of new homes.
The development will retrofit 29 of the estate’s existing 40 homes and add 149 new ones, creating a total of 178 high-quality, energy-efficient homes. At least 50% of the net additional homes will be offered at discounted rents, supporting local affordability.
Retaining and retrofitting 70% of the existing homes saves 19% of embodied carbon compared to a full redevelopment. Upgrades to the retained buildings and a fabric-first approach to the newbuild elements will deliver EPC B and BREEAM Excellent performance. All of the homes will be completely electric, using heat pump technology for energy-efficient heating and cooling.
Extensive landscaping is focused around a new mews and play street that is situated at the heart of the estate, alongside communal gardens and 68 new trees.
Mount Close demonstrates thoughtful design and retrofit working hand in hand to meet local housing needs while cutting carbon. By retaining much of the original estate, improving living standards, and introducing high-quality new homes and green spaces, the project aims to create a more sustainable, inclusive and welcoming place for both current and future residents.
