The Southwark Regeneration in Partnership Programme (SRPP)was set up by Southwark Council to identify a number of Council-owned sites ofvarying size and development potential. These sites will be packaged to createviable opportunities for development and regeneration. This forms part ofSouthwark’s pledge to building 11,000 new Council homes by 2034, with the first1,500 to be delivered by 2018.
Within this programme we worked with Southwark on nine siteslocated across the Borough from London Bridge, through Bermondsey and Walworthto Rotherhithe. Across these sites we developed proposals for over 500 newhomes across all tenures and ancillary uses including health centres, sportsprovision and education. Two of these sites located in Rotherhithe wereprogressed through detailed design and delivery.
Renforth Street is currently under construction and is dueto complete in early 2026. The development will deliver 50 new homes, half ofwhich will be affordable. Sitting adjacent to a primary school, over a TFLtunnel and within an existing estate, the design works with, rather thanagainst, the complex context.
Its sister site on Albion Street completed in 2025. Sittingadjacent to the Rotherhithe Tunnel, the scheme provides 26 new homes, flexibleretail space and a revitalised public square.
Both projects demonstrate how thoughtful design can respondto complex site constraints whilst delivering genuinely affordable housing andreal benefits for the wider community.
