Elim Estate is acommunity-led affordable housing development, delivered through a uniquecollaboration between Southwark Council and Leathermarket Community BenefitSociety. Two new infill interventions will provide 34 homes let at social rent,alongside community play and sports facilities and enhancements to the publicrealm.
An underused garagesite and ball court were identified by residents as suitable sites forredevelopment and will become two new buildings. Both will provide a mix offamily-sized duplexes to smaller, single-level apartments to meet differenthouseholds’ needs, including those looking to downsize, and those in need ofmore space. Details of the new buildings’ design reference the nearby post-warestate buildings and the Victorian warehouses adjacent to the site.
Elim Estate has beenredesigned to optimise residents’ wellbeing, with access to natural light andfresh air, environmental comfort, social contact and privacy. Central to thisis a landscape strategy that maximises the potential of existing space with anew play area, pedestrian paths, seating, planting, a community garden andreplacement ball court.
This marks the third project for the resident's group, LeathermarketCBS, following the success of Marklake Court and Joyce Newman House whichcompleted in 2018 and 2022 respectively.
