Consent granted for the Kulan masterplan in Gothenburg

The detailed plan for the Kulan masterplan in Gothenburg has now gained legal force, marking a major milestone in the regeneration of this remarkable riverside industrial complex.
Working for client Stena Fastigheter, we developed initial concept designs for the site in collaboration with Studio Egret West, and we have continued working in partnership with local architect Liljewall, in liaison with Gothenburg City Council, to transform this historical site into a new mixed-use district. This consent unlocks the delivery of around 1,000 new homes alongside workplaces, services, retail, and public spaces across a 116,000 sqm site.
The project reimagines the former ball bearing factory located along the River Säveån, retaining and adapting the most distinctive historic buildings while opening the site up as a new destination. A linear park will run alongside the river, supporting a greener, more connected neighbourhood and strengthening links to the surrounding area.
With technical preparation now moving forward, Kulan represents a significant step in the long-term regeneration of northern Gothenburg, creating an exciting new destination that is rooted in the area’s history and character.
